What will the project offer?

The building comprises a total of 38 boutique apartments, spread across two highly articulated buildings to break up the built form. The building closest to David Low Way will contain apartments classified within Mosaic's Masterpiece collection; the highest calibre of Mosaic product.

Our proposal is a code-assessable application which legislatively does not require public notification, however our design has extensively incorporated community feedback from early stakeholder engagement.

Our proposal for First Bay is a Code Assessable development application that aligns with the intent of the town plan, as previous community feedback reinforced this approach. Community consultation is not legislatively required within this application type; however, we strongly believe the community should have the right to be involved throughout the process, so that your feedback could help shape the proposal.

Our approach aims to bring the community on the journey for the life of the project and ultimately create a place that people love living in, but also love living next to. Most importantly, Mosaic’s commitment to the Coolum community doesn’t stop at the pre-development application phase but extends through past project delivery, with an ongoing 25-year management and maintenance commitment post completion; ensuring Mosaic stays an active, welcomed and trusted entity in each community we enter.

Our proactive community engagement  on this project is tailored to First Bay locals and allowed Mosaic to thoroughly understand the community’s expectations which were addressed in the design.

Sustainability

At Mosaic, we believe in building for a sustainable future.

Our proposal is currently providing solar panels which will feed back into the common area grid. Rain water harvesting may also be provided which can then be reused on site to irrigate the landscaping.

Our proposal also exceeds Council’s landscaping requirements by almost double the amount; including large, mature greenery throughout the project which will continue to flourish into the future.

In total, Mosaic has provided almost $2 million in infrastructure charges to the Coolum community from past projects.

Vehicular access will be via Coolum Tce, as David Low Way is a Public Transport Advantage Corridor.

A detailed independent traffic engineering study showed that this development would only add less than 1 additional car movement every 2 minutes during peak hours. We believe it will be even less than this, as our target demographic is likely to be downsizers working part-time, from home, retirees or weekend homeowners.

Furthermore, the development site is located within 400m to the bus network on David Low Way.

Aside from the infrastructure charges mentioned above, Mosaic has a strong focus on employing locally for every project we do. Meaning, wherever possible we try to use local consultants and subcontractors to support small businesses and boost the local economy in any way we can.

This enables us to create long-term relationships with these local contractors and support them for potential future projects.

We acknowledge that development does impact people’s lives; therefore, we try to reduce these impacts wherever possible and act as a good neighbour.

We have another project in Coolum Beach, Drift by Mosaic, which is only a short distance from First Bay. At this project, we conducted extensive community engagement and asked local residents to provide feedback on our construction performance.  We were really pleased to see that the results were largely positive and any constructive criticism received has been actioned and will be rectified at First Bay.

How does this project focus on ‘Good Development’ not ‘Over Development’?

First Bay will be Mosaic’s highest calibre product, including the Masterpiece collection, that focuses on:

  • Large liveable areas with spacious balconies targeted towards owner occupiers and not small investor grade product, that can encourage more transient occupants
  • Varied product mixture consisting of large 2-bedroom and generous 3-bedroom apartments
  • Apartments designed to optimise cross-ventilation, with generous access to natural light and open spaces
  • Well thought out apartment layouts to ensure functionality and use-ability
  • Beautifully designed and functional interactive communal areas, to promote a sense of community and belonging
  • Deep planting that exceeds council requirements, by almost double
  • Compliant and increased neighbour setbacks
  • Additional car and bicycle parking to minimise on street parking impacts.

By creating a superior overall design outcome as outlined above, Mosaic’s proposal addresses the non- compliances in site cover and density through delivering non-imposing-built form, that is broken up across 2 separate buildings, sensitively tiered into the coastal landscape.
