The current proposal for Bela by Mosaic includes 113 apartments with a mix of 2, 3 and 4 bedroom apartments as well as sub-penthouses and penthouses.

We are establishing our long-term commitment to the Gold Coast with our brand new, permanently based offices in Broadbeach.

An estimated $2,500,000 will be directly contributed to local Council from Mosaic in infrastructure contributions. This will improve local infrastructure, roads, parks and stormwater.

Our proposal exceeds legislatively required parking requirements (113 spaces) by providing 57% more spaces (totalling 200 spaces) to reduce pressure of on-street parking on Peerless Ave. Bicycle spaces will include 71 resident and 30 visitor spaces to encourage less car use.

What is a code assessable building?

Development Applications (DAs) can either be code or impact assessable and both require a development approval.

A code assessable development application is a proposal that is generally anticipated and generally complies with the City Plan and zoning of the area. These applications are not presumed to have an overly significant impact on the surrounding area and do not require public notification under the planning scheme, so they can be assessed relatively quickly.

However, it is our belief that engaging with the community remains important to ensure that the local residents are informed of what is occurring in their neighbourhood, and have access to information that explains what is proposed. This in turn provides an opportunity for the community to engage with Mosaic if they wish.
