The trend has been led by downsizers who are seeking spacious and luxurious homes, but don’t want the fuss of yard maintenance. They are also looking for high-end luxury appliances and the thrill of owning something totally new that no one has lived in before. This has created a need for developments to provide for the demand with spacious open plan living, and moving away from small one bedroom units.

The average price for these apartments range from $1 million to $1.6 million, and are close to major shopping, transport and other key amenities. Also important are buildings that are more energy efficient with sustainable features, as well as pools, gyms and other facilities.

According to new data compiled by Realestate.com.au, suburbs south of Surfers Paradise are the most popular with Mermaid Beach and Broadbeach in the top 10 locations in demand.

Realestate.com.au chief economist Nerida Conisbee said there was significant interest in the Gold Coast from interstate and overseas.

“Around half of the people are coming from Sydney – there seems to be a strong link between the Gold Coast and Sydney,” she said.

“The Gold Coast also comes up a lot from overseas property seekers, be it from New Zealand, the UK or the US – we often see a lot of Gold Coast suburbs featured on the list.
